Light Up Your
Home for Sale

Design Detail to Employ: Lighting
Lighting affects homebuyers
more than any other interior design detail in your
home. Your choice of lighting fixtures, light bulbs,
and color of light makes a difference in buyers'
emotional and physical comfort.
Correct use of lighting benefits your sale in many
ways. Besides allowing your buyers to see your home,
lighting sets the emotional atmosphere.
Lighting is both an art and a science. Understanding
the effects of different lighting helps you select the
exact fixture and light source to create the desired
emotional setting.
Think about the nature of light in the outdoors: it
changes throughout the day, and sunlight reflects off
myriad surfaces while trees and other objects cast
shadows. Buyers respond positively to lighting from
many sources and changes in lighting in each setting.
Contrasting mixtures of brightness and darkness cause
dramatic and lively changes in your home ambiance.
Select various forms of lighting to provide ranges
from a gentle radiance, a warm glow, to a bright,
intense light according to the setting or suggested
activity.
1. Use warm amber light bulbs in winter.
2. Use cool blue and iridescent bulbs in summer.

Lighting impacts your buyers' feelings more than
color. Besides adding light fixtures, be sure to open
all window coverings and let the natural daylight
shine in.
