Sellers, Home Staging Helps You Sell Faster and for
Money
Home sellers
who use home staging don't always need to hire a
professional home stager. In fact, you can learn
Design Psychology strategies to take your home
staging to the next level--designing for your
target home buyer.
5 Home Staging Tips to Help You Sell:

Tip #1. Remove Clutter
You might believe that your home passes the clutter
inspection. However, home buyers see anything that
doesn't relate to them as unnecessary clutter. Take
another look around your home. Do you have family photos
and vacation mementos hanging about? Also, many small
pictures hanging on the walls interfere with seeing the
bones of your home. Your goal: pack anything that
detracts from the buyer imagining their furnishings in
the house.
Tip #2. Stage the Buyer's
First Glance
You must make your home stand
out from the curb viewpoint. Examine your home from your
car at the street and pretend you're a home shopper. Would
you want to get out of your comfortable air conditioned
space and walk up to the door? Drive by other homes for
sale to check out your competition and come up with a
plan to make your home more attractive.
Tip #3. Stage the First View Inside
Because home buyers make up
their minds as soon as they cross the threshold, the
first view inside influences their decision. They will
either rush through your home out of politeness or stay
and take a good look. Your goal: get the buyers to spend
more than the typical four minutes previewing your home.
Tip #4. Stage the Living Room
Think about your buyer's
profile. What activities appeal to your home buyer?
Stage a lifestyle delight that makes home shoppers
remember your home. You want them to say:"
Remember the house with the game table in the living
room? That home would be a great place to entertain!"
Tip #5. Stage the Kitchen
Buyers pay top dollar for a
kitchen that feels like they can move right in
and set up home. Remove as many extra cooking utensils,
food, and appliances as you can do without. The more
empty space, the more spacious your kitchen seems. A
bowl of fresh fruit and a green plant enhance your
counter appeal. However, the toaster and other
appliances remind buyers of work activities.

Tip #6. Stage the Bathrooms
Clean the counters of all
grooming aids. Add fluffy towels and luxury soaps. Your
goal: inspire a spa feeling like a luxury hotel.
Consider your selling season and target buyer's color
preferences for adding textures to the all-hard surface
space.
Tip #7. Stage the Master Bedroom
Create a sexy bedroom. If a TV
stands out, remove it. Use luscious fabrics that beg to
be touched on the bed. Take anything out of the bedroom
that takes away from concentrating on the bed. Use
advertising strategies--sex sells.
