Home Sellers' Biggest Home Staging Mistake in Summer Selling

Take advantage of interior design psychology research and your home buyers' natural physical reaction to your home setting.

If you home languishes on the market during the sweltering heat of summer, take a look at how your normal everyday living may be turning buyers off. Home buyers' can't help the way their body reacts to your staging.

I can't even begin to number the houses I've previewed during the day when the sellers were at work. Most of the homes were depressing. Why?

The home sellers left the window coverings closed to keep the home cool.

Open all your window coverings that don't cover up an unpleasant view.

 

And if you do have window coverings hiding your next door neighbor's ugly trash cans, make sure the natural daylight filters through.

 



Home buyers select the home that feels good. They also need to feel good themselves while previewing your home. This means that you want to support their circadian rhythm (CR). Science has known about the concept of circadian rhythm for a long time. In short, your CR is your body's internal clock, and it regulates all of your biological processes. CR is mainly dependent upon sunlight to keep your CR regular and healthy.

Even if you don't know anything about CR, you're familiar with its effects. For instance, if you get sleepy in the mid-afternoon or if you seem to get your best work done late at night, you're being guided by your body's internal CR. That same system controls things such as your heart rate, blood pressure, and body temperature, so it's important to pay attention to your body's natural CR if you're going to be effective in your daily life.

Although scientists haven't nailed down all the factors involved, the most important factor they've identified for keeping CR in balance is sunlight. So keep your buyers happy--feeling great. Open your window coverings.
